Building Entrance & Lobbies Each tower has main lobby doors to an outside plaza level as well as a main corridor inside connecting both towers and retail mall, Metropolis at Metrotown. Elevators Car doors faced with stainless steel satin finish. Polished granite floor finish. Rear and side walls are finished with mirrored glass, fully tempered 10mm. Ceiling are satin finish stainless with recessed halogen lighting. Front return panels and transom stainless steel satin finish. Emergency Preparedness & Life Safety System Metrotower I management and maintenance staff are prepared to respond to all types of emergencies through a comprehensive Crisis Management Plan which details responsibilities, policies and procedures before, during and after any crisis. Metrotower I is fully-sprinklered, with voice-communications throughout. Each floor is supplied with fire hose connections, two pull-stations, hand-held fire extinguishers and firefighter telephones at stairwells. Stairwells are pressurized and equipped with emergency lighting. Emergency power is serviced twice yearly and every two years, a load bank test is preformed. Management holds Fire Safety meetings annually and maintains and up-to-date list of Fire Safety Volunteers and handicapped persons on each floor. Management also trains the volunteers in emergency evacuation procedures and reporting. Fire drills are held annually. The H.V.A.C. system is interlocked with fire protection systems while under fire mode. Management also provides information on this topic through the tenant information manual and through a 1-page easily understood pamphlet. First aid and emergency preparedness kits are available, and are located in the main lobby and in the administration office. Metrotower I and parkade are fully sprinkled with semi recessed pendant heads and are provided with a fully supervised zoned, two-stage fire alarm system. The fire alarm system is designed such that if positive action is not taken within 5 minutes of a first stage signal, the system will automatically go into second stage alarm. Smoke detectors are provided at the top of all exit stairwells as well as in the recirculating air handling system. An emergency voice communication system is provided, with speakers located throughout the building; a microphone for Fire Department use is located at the panel in the main lobby as well as at the main security control room located on the P1 level of the parkade. Firefighter telephones are located in all stairwells. Emergency power is provided at 347/600 Volts from the 500kVA diesel generator located in the loading area to provide power to emergency lighting, exit lighting, fire pumps, fire fighters elevator, smoke exhaust fans, pressurization fans, and selected mechanical equipment. Security Contract security staff provide on-site coverage 24 hours per day. Security services are based out of a main control centre located on the P1 level of the shopping centre parkade, where the dispatch and monitoring functions are centralized, and security inquiries are fielded for the entire shopping centre and office complex. Metrotower I is protected by an Intercon ISL 8000 Security Access Control system. Perimeter doors are secured by mag locks and after hours entry is controlled via card readers. An entry phone system at the main entrance allows tenants to release the doors as well as the elevator to their floor for evening or weekend visitors via the telephone in their premises. All doors accessing sensitive areas (including stairwells) are alarmed. Parking Seven level parkade with secured access to 900 parking stalls in the complex. Stalls are allocated to tenants on a basis of 1 per 500 sq.ft.; vacant stalls are available for lease on a month-to-month basis, (random or reserved). The office tower parkade contains 11 handicapped stalls and 40 prime reserved stalls set aside for exclusive use by carpools. Energy Management A computerized lighting control system, provides flexible scheduling, programming and monitoring of the building's lights complete with colour graphics. Energy-efficient fluorescent tubes and electronic ballasts add to the energy savings program. Application programs such as time-of-day, duty cycle, start/stop time optimization, temperature re-set, night setback, peak demand limiting and Proportional Interval Derivative controls are tailored to control the VAV based air handling units, ventilation, chilled and hot water systems. All electric motors are energy efficient motors and some of the larger motors are coupled with variable speed drives. Programmable light switches can be commanded on and off allowing tenants to override the lighting control schedule of a zone and turn on the lighting for a pre-programmed time period. HVAC System Metrotower I's HVAC system is monitored and controlled by a Reliable Automated Distributed Digital Control System with the main operator terminal located in the P1 Control Room (three additional operator stations are located at the Mechanical penthouse, Mechancial shop, and Mechancial Supervsior's office). - The system performs start/stop functions on the mechanical equipment based on predetermined time-of-day and day-of-week schedules, and provides up-to-date information on temperatures, equipment status, pressures and run time. - The system is equiped with an alarm application that is activated when equipment malfunctions or conditions exceed the predetermined limits. The HVAC system is comprised of Central and Field equipment. Central Equipment: - a centralized hydronic heating and cooling plant located in the Mechanical penthouse at the top of the building; - two centrifugal water chillers together with two hot water boilers provide chilled and hot water at preset temperatures to the Fresh Air Make Up Unit and five heat exchangers located at the Mechancial penthouse, and to Air Handling Units, Fan Coil Units located at typical floor levels of the building; - two Exhaust Fans Service all washrooms in the building and will also function as a building smoke purging system under a fire mode. Field Equipment: Air Handling Units (AHU): - One AHU complete with distribution system and Variable Air Volume (VAV) boxes will service mainly the interior zones of each floor. VAV boxes will respond to the temperature sensors located throughout the interior zones of the typical floor to provide cooling only. - conditioned outside air is introduced at a rate of 20CFM per occupant into the supply air ductwork on each floor from a centralized fan system located in the mechanical penthouse; - the average interior zone control size is approximately 1400 square feet; the average perimeter control zone size is 200 square feet. Fan Coil Units: Typically eight per floor, the Fan Coil Units are located in the ceiling space on the perimetre (exterior zones) of each floor to provide conditioned air to the perimetre areas of the floor. - Fan Coil Units will respond to the temperature requirements (heating or cooling) of the zones they serve(four zones at each floor: North, South, East, West). - This function is based on the outdoor air temperature of the respective zone as well as the electrical thermostats located at suitable locations on the permiter areas of the floor. Lighting The building is equipped with a GE low voltage relay system which automatically turns off approximately 65% of the lights at 6:00 p.m. each weekday; the remaining lights remain on until midnight to allow the cleaning staff to complete their work. The system is designed to allow individual or group control of each lighting circuit by computer, and can be programmed to suit the individual lighting needs of tenants in their various work areas based on their hours of operation. Tenants can reactivate the lighting in their premises in 2 hour increments by using the light switches or by telephone link to their computer. |
